Initial consult & scoping
Day 0 — Day 2A free 15-minute call. You describe the project, we describe how we'd engineer it, and we agree on what comes next. Architects can send a SD-level set; owners can send a Pinterest board — both work.
Site visit or existing-condition reviewIf applicable
As neededFor retrofits, additions, and forensic work, we walk the building. For new construction, we review the site, the survey, and the geotech.
Analysis & design
Core designLoads, load paths, member sizing, lateral system. We model in Dlubal and RISA-3D where it earns its keep and hand-calc in Enercalc where it's faster. Coordination calls with the builder and architect happen on a regular cadence.
Sealed drawings + calculation package
Final reviewPE-stamped structural drawings (S-sheets), with details, schedules, and a bound calculation set ready for permit submission and field use.
Construction observation & RFI support
Construction phaseWe answer the GC's RFIs, review shop drawings, and walk the site at the milestones that matter — foundation pour, framing, lateral. Letters of certification at the end.

We quote a fixed fee on nearly every project. Each fee is built up from the time we estimate for each component of the design — so you can see exactly what you're paying for. Anything beyond the signed proposal is billed time-and-expense, and we flag it before the clock starts.
